Our method
How AvantBail analyses a location.
AvantBail turns an address and a concept into a documented decision. We cross-reference more than 60 public and professional sources, then an analysis engine and our team place each point on an evidence scale — confirmed, likely or to verify — to state what the address really allows, before you sign. It is a pre-diagnostic, not a legal guarantee.
Who we are
A geomarketing, AI & feasibility studies firm.
Behind every report there is a firm. AvantBail combines official data, geomarketing analysis and artificial intelligence to turn an address into a documented decision. Not just an online tool: a studies discipline, built for food service, franchises and the food trades — bakery, butcher, caterer, fine grocery.
Geomarketing
Catchment area, competition, footfall, commercial density: we read the real environment of an address, not just its walls. A location is only worth what surrounds it — and that is exactly what the data reveals.
Artificial intelligence
Our models aggregate dozens of public and professional sources, cross-check signals and surface what deserves your attention. The machine clears the ground at scale; the time you save, you spend deciding.
Feasibility
Zoning, change of use, public-venue rules, accessibility, extraction, hygiene: every point gets a status — confirmed, likely or to verify — with its source and the action to take. You know what you're walking into.
Who it's for
Independent restaurants, groups and franchise networks, but also bakeries, butchers, caterers and fine groceries: any project that turns an address into a food venue, from a first unit to a national rollout.
From address to decision, in four steps.
The same sequence for every location, so two addresses are compared on the same criteria.
1 · Locate
The address is geocoded and tied to its cadastral parcel, its municipality and its immediate surroundings.
022 · Cross sources
Zoning and planning, the unit's history, company data, the property market, the commercial environment and footfall: more than 60 sources are queried.
033 · Analyse
A deterministic analysis engine and AI turn that data into readable signals: regulatory feasibility and commercial viability.
Every step is traceable: the report shows the source of each point and its certainty level.
Why every point carries its certainty level.
Automated data does not carry the same weight as an on-site check. Rather than presenting everything as certain, AvantBail places each item on an evidence scale — and says so plainly.
- Confirmed
Verified by official data available as of the report date.
- Likely
Strong signal, consistent across several sources, but still to be confirmed.
- To verify
A point that depends on an on-site check or a professional: we phrase it as a question, not a conclusion.
- Not available
Data missing or incomplete: the report flags it rather than extrapolating false precision.
The sources
What we look at, and where it comes from.
Official public data and professional sources, cross-referenced and dated. We name the nature of each source in the report; we do not resell raw data.
Regulatory & planning
Zoning and planning rules, the unit's use class, public-establishment and accessibility constraints, activity history at the address.
Market & property
Reference transactions and rents, local price per m², the dynamics of nearby retail.
Catchment area
Reachable population, income profiles, footfall and traffic around the address.
Competition & environment
Density and nature of the restaurant offer, retail, transport and footfall generators.
Why a study
Reading a listing is not studying an address.
A listing sells you a unit; a mapping tool shows you data layers. Neither tells you whether the address holds up, or what's left to verify before you sign. That is exactly what an AvantBail study documents.
| The listing alone | A generic mapping tool | The AvantBail report | |
|---|---|---|---|
| The substance | |||
| Where the information comes from | The seller or the agency | Raw data, unread | Official sources cross-checked |
| Regulatory feasibility | Rarely addressed | Zoning shown, no analysis | Zoning, change of use, venue rules analysed |
| Extraction & technical constraints | Left to assume | Out of scope | Identified, flagged to verify |
| Commercial viability | A sales argument | A few data layers | Catchment & competition read |
| The decision | |||
| Points to verify before signing | On you | Not provided | Listed, with the action to take |
| Stated level of certainty | No status | Raw data, unqualified | Confirmed · likely · to verify |
| An expert to weigh it up | No | No | At every offer level |
| 26 | 43 | 91 | |
Indicative comparison: it places the AvantBail approach against reading a listing or using a mapping tool. It is neither legal advice nor an official authorisation.
Human support
An expert by your side, at every level.
The tool produces the report; the expert gives it meaning. At every offer level, you can be supported by an advisor who knows food service and the food trades — to read the study with you, weigh the sensitive points and secure your decision. You're never left alone with a PDF.
When the expert steps in
As soon as the decision gets complicated: a high-stakes lease, an unusual address, a unit with no history, a network to roll out. The higher the stakes, the stronger the support.
What the expert adds
A strategic reading of the study, judgement on the points to verify, the right questions to ask before signing, and a recommendation specific to your concept and your premises.
Available at every level
From the free pre-diagnostic to the €799 excl. VAT AvantBail report, the analysis adjusts to your commitment. For an in-depth study or a network rollout, the support is handled by GastroShip.
Decide, then execute
AvantBail documents the decision before you commit. Once the address is chosen and the lease signed, GastroShip takes over: project framing, stakeholder coordination, site-works follow-up through to opening (gastroship.com).
The method, in questions.
- Does the report replace a lawyer or an expert?
- No. AvantBail is a pre-diagnostic that documents and ranks the points to verify; legal, accounting or technical sign-offs are for your own advisors. The report prepares those conversations, it does not replace them.
- Where does the data come from?
- From official public sources and professional sources, cross-referenced and dated. The report names the nature of each source and the consultation date.
- What do “confirmed”, “likely”, “to verify” mean?
- It is our evidence scale: confirmed = verified by official data; likely = strong but uncertain signal; to verify = depends on an on-site or professional check. Missing data is flagged, never extrapolated.
- Are two addresses compared the same way?
- Yes. The sequence and the criteria are identical for every location, which makes two addresses genuinely comparable.
- Does the report tell me whether the project is feasible?
- No — no guarantee is possible on automated data. The report informs the decision by separating what is established from what still needs confirming before you sign.
An address in mind? See what it says about your project.
The pre-diagnostic is free and takes a few minutes. The full report then documents every point, with sources, before you commit.
